Floor Polishing Tips

Provide a protective floor surface which improves the floor's appearance.

Equipment & Supplies
i.    Double wringers buckets
ii.   Plastic liners
iii.  "Work in progress" safety floor signs
iv.  Kentucky Mop* - the mop used in this procedure should beclean and onl y used for floor polishing.
v.   Floor polish
vi.  Floor machine (optional)
vii. Fresh water

Steps
i.   Prepare to polish floor area:
    -  Strip the floor properly with Excel Strip and allow it to dry.
    -  Make sure the floor is clean and without any foreign material.
    -  Move supplies and equipment into the working area
    -  Place "Working in progress" safety floor signs at the entrances to area.
    -  Fill one bucket 3/4 full with fresh water.
    -  Put plastic liner into empty bucket before pouring in the polish,  then pour the polish into plastic    
       lined bucket. The plastic liner keeps the bucket clean and keeps the polish (wax) from becoming
        contaminated with residue that might be in the bucket.

ii.   Dip clean mop head into fresh water and wring out well. 

iii.   Dip the damp mop head into the floor polish (wax) and wring out so that the mop head does not    
       drip.

iv.   Starting at the farthest corner from the door, apply a thin coat of finish on the floor next to the
      baseboard on each side of the corner. Apply 6' to 9' at a time. (Note: Turn the mop head often and
      re-dip in polish before the mop head becomes dried out and streaks the floor.)

v.    Using a side to side movement, apply the polish onto the floor area and overlap the strokes of the
       mop head. Avoid splashing. Apply the polish evenly and cover all areas.

vi.   Allow floor to dry 20 - 30 minutes or until floor does not feel tacky to the touch.

vii.  If needed, apply more coats of polish as before except stay 6" to 12" away from the baseboards.
      This area gets little or no wear since people cannot walk that close to the baseboard. Multiple coats
      of polish at the base boards build up too much.

viii.  Allow second coat to dry completely.

ix.   If buffing is desired between coats to level the polish and to increase the gloss, be sure:
      - That the polish (wax) used is buffable
      - Use the white/ tan color floor pad on the UHS machine.

x.   Remove "Working in progress" floor signs after the  floor is dry.

xi.  Clean mop head and buckets.

Floor Sealing Tips

To prepare the floor to accept floor polish by filling the pores of a new floor or of an old porous floor that have been stripped.

Equipment & Supplies
i.    Double wringers buckets
ii.   Plastic liners
iii.  "Work in progress" safety floor signs
iv.  Kentucky Mop* - the mop used in this procedure should beclean and onl y used for floor sealing.
v.   Tough Seal
vi.  Fresh water

Steps
i.   Prepare to seal floor area:
    -  Strip the floor properly with Excel Strip and allow it to dry.
    -  Make sure the floor is clean and without any foreign material.
    -  Move supplies and equipment into the working area
    -  Place "Working in progress" safety floor signs at the entrances to area.
    -  Fill one bucket 3/4 full with fresh water.
    -  Put plastic liner into empty bucket before pouring in the sealer,  then pour the sealer into plastic    
       lined bucket. The plastic liner keeps the bucket clean and keeps the sealer from becoming
       contaminated with residue that might be in the bucket.

ii.   Dip clean mop head into fresh water and wring out well. 

iii.   Dip the damp mop head into the floor sealer and wring out so that the mop head does not    
       drip.

iv.   Starting at the farthest corner from the door, outline the entire area to be sealed. Complete the
       sealing before the sealer starts to dry.

v.    Using a side to side movement, apply the sealer onto the floor area and overlap the strokes of the
       mop head. Avoid splashing. Apply the sealer evenly and cover all areas.

vi.   Allow floor to dry 20 - 30 minutes or until floor does not feel tacky to the touch before applying any
       more coat of sealer (Note: While waiting for one coat to dry, rinse out the mop head).

vii.  If re-coating is needed, follow the same steps above starting from step iv. Except start outline 6'
      away from the baseboard. This area gets little or no wear since people cannot walk that close to the       baseboard.

viii.  After completed the floor sealing process. the floor is sealed and ready to accept the floor polish.

Carpet Cleaning Tips

Carpet Extraction :

Shooting water into the carpet and vacuuming the water out with the soil. For best results, pre-spray carpet with a proper solution and agitate it with a carpet rake or brush before extracting. Let the pre-spray soak and have an opportunity to loosen the soil. Extracting places a fairly large amount of water on the carpet but if feces or urine are present flushing is the only alternative.

Carpet Shampooing :

Scrub the carpet with a foaming carpet shampoo (Carpeto). The foam suspends the water and prevents over soaking the carpet thus allowing the solution to break down the heavy soils. For light soil, first pre-spray then agitate slightly. Medium soil use the same process as above but use a stronger pre-spray (stronger dilution is necessary). Let it sit longer and use a more aggressive agitation with a scrubbing machine (Carpet Extractor). Heavy soil may require more than one cleaning. Use a shampoo that crystallizes upon drying. This allows you to remove encapsulated soil and soap residue from carpet which prevents resoiling.

Toilet Cleaning Tips

Equipment & Supplies

i.    Clean Bowl or Sinxza
ii.   3 in 1 Deodorizer
iii.  Safety floor signs - "Cleaning in progress"

Steps
i.   Place "Cleaning in progress" safety floor signs at the entrances to the toilet.

ii.   Open toilet windows and door or turn on the fans.

iii.  Put on rubber gloves and lift the toilet seat.

iv.  Flush the toilet and wet the sides of the toilet.

v.  Apply some toile bowl cleaner to the bowl (Clean Bowl or Sinxza) focusing on getting it along the
    side of the toilet bowl and not just the water. Let it stand for a minute. 
    (Note : If the toilet bowl is new, used the alkaline base toilet bowl cleaner Sinxza, so that it will not
    hash the surface. If it is highly encrusted and stained, used the acid based bowl cleaner Clean Bowl)

vi)  Use the toilet brush, swab around the interior of thee bowl and focus on the area beneath the rim
      and water line.

vii. Flush the toilet bowl and spray the seat and the underside of the seat with 3 in 1 Deodorizer and
     allow it to dry before using the toilet.

Floor Maintenance Tips

Phase 1 - Deep Cleaning
Before maintaining a site, it is necessary to strip-off (Excel Strip) all the accumulated layers of dirt from the floor and leave it completely clean. Phase 1 is very important in order to ease the following cleaning and maintenance of the floor. To obtain the optimum result, The scrubbing machine (C43 plus) should be equipped with a blue or black color floor pad and used with Excel Strip.

Phase 2 - Daily Maintenance
Phase 2 offers the cleanliness, protection and the permanent gloss of the floor. During this phase of maintenance, the scrubbing machine (C43 plus) is used with red color floor pad  and used with Multikleen which quickly clean and remove scuff mark and enhanced floor appearance. If a higher shine is required, simply burnish by using the buffing machine (Limpia 1500), white color floor pad and buffing solution.

Phase 3 - Periodic Maintenance
Phase 3 is used to maintain the level of cleanliness of the floor, avoiding the accumulation of the dirt due to the successive layers of protection applied daily. This process is identical to phase 1. Choose the red color floor pad and Excel Strip for the high traffic area. and Multikleen for the low traffic area. if a higher shine is required, simply burnish by using the buffing machine (Limpia 1500), white color floor pad and buffing solution.
